Turn every offer…
into a bidding war.

Every buyer who toured gets your official alert the second an offer lands — and watches the count climb while they decide. Buyers want what other buyers want. Demand you can see is demand that motivates and creates urgency.

Offer-night rounds go under contract in days, not weeks

Toronto freeholds listed from Sep 6, 2022: 42.2% sold over the list price — a post-correction fall (Toronto Realty Blog · TRREB data). Academic study of 20 years of LA sales: bidding mechanisms increase competition and final prices vs one-on-one bargaining (Wisconsin School of Business). US sellers averaged 3.5 offers per home and 5 days to contract when over asking, vs 15 days below (Bright MLS survey).

The stakes

7:40 PM. Someone just offered on the house your buyer lost sleep over.

Right now the person who finds out last is the one who pays the most to find out first. Information asymmetry is why good buyers overpay and good agents lose clients. We delete the asymmetry.

--:--:-- Your clock, right now

It's 7:41 PM somewhere. Right now, an offer is landing on a house someone is waiting to hear about.

Offers registered on OfferNotify addresses today: 1,247

Demo figures on this page are illustrative. Nothing here is a live market feed.

The listing agent

You told thirty people to come back with their best. Now you're calling thirty people one at a time, at nine o'clock at night, hoping nobody waits until morning to hear it from a voicemail. Or you let the card do it.

The buyer

You found the house, got the agent, had the deposit ready. What you didn't have was the one thing that decides everything: knowing the second the situation changed.

Two sides of your listing

Here's your side — and what your buyers experience.

The listing track

Paste your listing link. Print the card. Put it in the kitchen.

We pull the address, price, beds and baths from the link you paste — or from the text you paste when a portal blocks readers. You tap once to confirm. Nobody types anything twice — not you, and definitely not the buyer.

Request early access

Try it with your own listing

Paste any listing URL — Zillow, Redfin, Realtor.com, Realtor.ca, Zolo or your brokerage site, anywhere in the world — and watch the card build itself. Where a portal blocks browser reads, paste its text instead. Demonstration on public data; nothing is uploaded and nothing is saved.

Ready for the window.

One tent card, kitchen counter height. It keeps working after you've gone home, on the buyers who came back on their own.

QR pattern is generated from the listing link — every card is unique.

The card sells after hours

Every walk-in becomes an address subscriber, whether or not they left a card with you.

Pressure without chasing

When thirty people hear about offer #1 at the same second, round two arrives before you've closed the laptop.

Zero phone calls

No nine o'clock calling list, no "did you see my voicemail". The notification is the follow-up.

Your buyers, still your buyers

Alerts go to the buyer and their agent together. You keep the relationship and the record.

The lever

What more subscribers does to the same house.

Same listing, same photos, same Saturday. The only thing that changes is how many people know the moment the situation changes. Drag it.

“I stopped being the person who has to make the phone calls at nine o'clock. The round filled itself. I just had to be organised enough to review them.”

The scan

This is the whole product. One screen, five choices.

A buyer scans the tent card with their camera. No download, no account, no email wall. They tick what they care about and hand over a phone number. That's it.

“Two buyers I'd lost in February came back in April because they got the text at 8:52 instead of hearing about it at nine the next morning.”

“I don't have to police the information flow any more. The direction says what's shared, the platform enforces it, and I get on with the negotiation.”

Straight answers

The questions agents actually ask.

Only what the seller's written direction allows — we enforce the redaction rule. A subscriber sees that something registered and when. No amount, no terms, no names, no agent, unless the direction explicitly permits it and it is disclosed to every subscriber.
No. OfferNotify is a notification service attached to a property. It doesn't advise, it doesn't negotiate, it doesn't hold deposits, and it isn't a party to any contract. Your paperwork stays exactly as it is.
The subscriber owns their number and the choice. We don't sell lists, we don't rent them, and we don't send marketing from them. One text per event for the address they scanned, and a STOP that means it.
It retires with the listing. Subscribers get one final notice, and if they opted into similar homes they keep those alerts. A new listing at the same address starts a clean, separate record.
Ontario first — Toronto, Durham, Peel, York, Hamilton — as our test market. Nothing here is Ontario-only: the card, the QR and every alert work anywhere a listing exists. We match each board's rules on offer disclosure before switching each region's live status on, so specifics differ by area. Want your market next? Say so in the early-access form.
Pricing isn't set yet — this is pre-launch. Early-access brokerages help us shape the card format, the alert wording and the direction rules, and get in before the rates are published.

Put a card in your next listing.

We're onboarding a small group of listing agents before launch. Tell us where you work and we'll send the card file, a test address and a time to walk through it.

Pre-launch interest only. The plan is free — unlimited listings, cards and subscribers — nothing here commits you to anything, and no upgrade pricing has been announced yet. We'll email once, from a person, about this.
